Developer withdraws plans for Bethany water parkCedar Neck Road not the place for large RVs
Ocean View — Developers of a a water park and RV campground along Cedar Neck Road near Ocean View will ask Sussex County officials to withdraw applications needed for the project to proceed. The matter is on Sussex County Council's Tuesday, Jan. 8 agenda.
The developer, Castaways Bethany LLC, was seeking the passage of three applications including two zoning changes and a conditional use to complete the project that would have contained a water park, RV campground and rental cottages on a 38-acre parcel.
Sussex County's planning and zoning commission recommended denial of the applications. Sussex County Council has the final vote on zoning-change and conditional-use applications. Council had not yet scheduled a vote on the project.
The proposed project sparked controversy during two county public hearings. Opponents generated at least four petitions with more than 300 signatures and more than 400 letters and emails from residents in 21 different communities. Homeowners' associations in the area of Cedar Neck Road hired attorney Mary Schrider-Fox to represent them.
Jim Fuqua, attorney for the developer, said the decision to withdraw the applications was based on two main factors: the recommendation for denial posed by planning and zoning and concerns about Cedar Neck Road.
Fuqua said the developer recognized that opponents' concerns about the condition of Cedar Neck Road were legitimate. He said oversized RVs could cause problems using a narrow road that is frequented by pedestrians and bicyclists.
He said no decision has been made on what to do with the parcel. “This property is not going to sit vacant forever,” Fuqua said. “A large section of it is zoned commercial so there are a lot of different options.”
