  • REO/Foreclosed Property Mold Testing and Remediation
    Lenders who take property back in foreclosure are exempt from the obligation to provide a disclosure statement. Also, if mold remediation was performed, disclosure laws (except those pertaining to lead paint) don’t require listing agents to disclose repair history, only the current material defects that pertain to the physical condition of the property. As the entire field of mold remediation is unregulated, mold testing is strongly advised when purchasing a foreclosed property, especially if children, asthmatics or people with allergies will occupy the residence. Improperly installed stone/stucco siding and windows are very common construction defects, especially in homes constructed within the last 10 years. Water enters the interior of the building and hidden mold develops in the wall cavities. Some people report smelling a musty/mildew odor that is strongest near electrical outlets. The smell is from the rotten plywood or OSB in the wall cavity that’s gotten wet.
