Lenders who take property back in foreclosure are exempt from the obligation to provide a disclosure statement. Also, if mold remediation was performed, disclosure laws (except those pertaining to lead paint) don’t require listing agents to disclose repair history, only the current material defects that pertain to the physical condition of the property. As the entire field of mold remediation is unregulated, mold testing is strongly advised when purchasing a foreclosed property, especially if children, asthmatics or people with allergies will occupy the residence. Please visit our REO/Foreclosed Property webpage for more information.
There is still no universally accepted value for how much airborne mold is considered unsafe. Skill, experience, and education are required to accurately determine if the type and concentration of airborne mold requires attention or is acceptable. We follow a comprehensive scientific approach to adequately characterize an indoor air quality or mold problem. Our IAQ specialists are discrete but thorough in diagnosing an indoor air quality or mold infestation concerns. Please visit our Mold Testing and ERMI Testing webpage for more information.
Mold remediation is often required as part of a property transaction after a home inspector lists its discovery as a major defect. Prices offered by remediation firms can vary by thousands of dollars. We offer practical, cost effective means of remediating mold growth in attics, basements, crawlspaces, and commercial buildings. We encourage third party verification of our work. Please visit our Mold Remediation webpage for more information.
Foundation vented crawlspaces are a major cause of mold, wood rot, and indoor air quality problems in homes in the Mid-Atlantic Region. We have converted thousands of foundation vented crawlspaces into Conditioned Crawlspaces. The result is a healthier indoor environment, significant savings on energy costs, and long lasting protection against wood rot of floor joists and structural beams. Please visit our Crawlspace Waterproofing webpage for more information.
Mold can grow on wooden building members during the construction cycle if materials are delivered to the site prematurely or when the water enters the building envelop during a rain or snow event. We are one of the few firms that specialize in treating mold growth in new construction without disrupting the construction cycle. Please visit our New Construction Mold Treatment webpage for more information.
Construction defects can cause serious mold problems in a home, building or condo. Improperly installed stone/stucco siding and windows are very common construction defects, especially in homes constructed within the last 10 years. Water enters the interior of the building and hidden mold develops in the wall cavities. Some people report smelling a musty/mildew odor that is strongest near electrical outlets. The smell is from the rotten plywood or OSB in the wall cavity that’s gotten wet. The health of asthmatics, people with allergies, pregnant women, small children and the elderly can be seriously affected by exposure to mold. We work with builders to provide protection for the homeowner and their belongings while the construction defects are being repaired. Please visit our Construction Defect webpage for more information.
